Yes, this website is totally legal. All we are doing is allowing people to share freely available information in a way that can be of use to Landlords and Letting Agents. It is no different than someone telling their friend about how their tenant ruined their property etc.
We do however state that all information posted is the responsibility of the person who posted it - and if any legal issues arise from it (ie if it is false, slanderous etc) - we will co-operate fully with any legal demands.
For Letting Agents, they need to make sure that their tenants are aware of this website, and that they may appear on this website if they do cause disruption or trouble to the landlord. This can be done by adding a few lines to the Tenancy Agreement stating such, or alternatively use our Tenancy Agreement generator free of charge, after logging in.
After logging in, select "New Tenant" from the top row menu. You will be presented with a page similar to the registration screen - except this time, you will need to fill in the tenants details. Once you have entered these details, clicking continue will add the tenant to the database.
While there are a number of fields to fill in for a Tenant, only a few of those fields are required, although the more information you can provide the better.
The required fields are: First Name, Surname, Address, Post Code, Description of Incident, Action you Took, and Date you took Action.
Photographs are also allowed - and having such will make it easier for others to visually identify someone who is listed in the Bad Tenants database.
To search for Tenants, select "Search Tenants" from the top row menu. You will be presented with a page that is split into two parts. The left column contains fields you can use to filter the search by, and the right column a list of all matching tenants (or just a list of all tenants if you have not added any filters yet).
Selecting "Update Search" after entering some information into the search fields in the left hand column, will update the search list. Finally, if you find someone you wish to look at in more detail, click on their photo (if they have one), name or address.
To edit one of your existing tenants, select "My Tenants" from the top row menu. You will be presented with a page that is similar to the search screen, except without having the search options in the left hand column.
Click on the photo, name or address of the person in the list you wish to edit, and you will be taken to a page that looks similar to the form where you first added the tenant. Simply amend the details and select "Continue" to update the details.
